Allowances. Core pay is only part of the picture. Continuity of Education Allowance (CEA), Get You Home (GYH) and Longer Separation Allowance (LSA) all change what you actually take home — and what a lender will count when assessing affordability. Knowing how each one is treated matters before you borrow.

Mobility. Frequent postings play havoc with credit scoring algorithms. Multiple addresses in a short window, or BFPO routing, can flag as “high risk” on automated systems through no fault of your own. It’s one of the most common issues we see across the garrison.

Forces Help to Buy. FHTB lets eligible personnel advance up to 50% of salary (capped at £25,000), interest-free, towards a deposit. A genuinely valuable scheme — but not every lender understands how to treat it in an affordability assessment, which is where specialist knowledge earns its keep.

How does Forces Help to Buy work with a mortgage?
